    THE HISTORY OF FATHER'S DAY

    Father's Day, contrary to popular misconception, was not established as a holiday in order to help greeting card manufacturers sell more cards. When “father's day “ was first proposed there were no Father's Day cards.

    Mrs. John B Dobb, of Washington state, in 1909 first proposed the idea of a “father's day” . Mrs. Dobb wanted a special day to honor her father, William Smart. William Smart, a Civil War veteran was widowed when his wife (Mrs. Dobb's mother) died id childbirth with their sixth child. Mr. Smart was left to raise the newborn and his other five children by himself on a rural farm in eastern Washington state. It was after Mrs. Dobb became an adult that she realized the strength and selflessness her father had shown in raising his children as a single parent.

    The first Father's Day was observed on June 19, 1910 in Spokane Washington. At about the same time in various towns and city's across America other people were beginning to celebrate a Father's Day.

    In 1924 President Calvin Coolidge supported a national Father's Day. It took till 1966 when President Lyndon Johnson signed a presidential proclamation declaring the 3rd Sunday of June as Father's Day.

    Three visitors to London climb up the tower that houses Big Ben and decide to have a contest. They're going to throw their watches off the top, run down the stairs and try to catch the watches before they hit the ground.

    The first tourist throws his watch, takes three steps and hears his watch crash. The second throws his watch and takes only two steps when he hears his watch shatter.

    The third tosses his watch off the tower, jogs down the stairs, goes to a candy store, buys a snack, walks back to Big Ben and catches his watch. "How did you do that?" asks one of his friends.

    "My watch is 30 minutes slow."

    Ernest Money! Part two........

    Ernest money means putting your money where your mouth is.  If you wish to purchase a property, you have to make a deposit.

    The question I most often get is, “How much?” This amount differs from state to region to agency to agent. No wonder buyers are confused. I would be too. I have had clients ask if $100 is acceptable. Well, they can ask but as a listing agent, I would have to advise my selling client not to take it. For the most part, your ernest money will average 1.5% to 3% of the purchase price. The deposit amount is a requirement of the “Liquidated Damages” provision in the contract. In a nutshell, this states that in the event the buyer breaches the contract, this amount can be any agreed upon, but to be presumed valid, it may not exceed the 3% of the purchase price.

    Can you say CONTINGENCY?

    If you are  working with a real estate agent like me, one of the words that you have heard kicked about is contingency. You may ask what does that mean?   Well, Webster defines it as: something liable to happen as an adjunct to or result of something else.

    As a  buyer there are three contingencies which you must give attention. You cannot ignore them. These contingencies must be met and removed in the 17day period after acceptance of contract. The contingencies are set in favor of the buyer within the time frame. If you cannot meet any one of these contingencies the contract can be canceled within the 17 day period, without loss of your deposit. If you are past the 17days and have signed off all contingencies you will loss your deposit. The California Residential Purchase Agreement states 17days as a time frame, it can be changed within the purchase agreement at the time of contract but not after the agreement has been accepted.

    OK, now that I have confused everyone. The contingencies are; 1. Loan. You have to get your loan in place by the 17day. 2. Appraisal. You pay for the appraisal but it is set up by the lender – bank. 3. Buyers Investigation. Do not wait on this. I always set this up first thing. This is when you do all the buyers inspections done. You pay for the inspections, not the seller. As a buyer, if you have any negotiations with the seller, they must be done within the 17day period. Do start on day 15 and think that will be OK, it will not.
